If you've been watching the growth around The Villages, you already know this market doesn't sit still. New restaurants open, new town squares get announced, and new roads get widened almost faster than the map can keep up. But the AdventHealth announcement is a different kind of news. This one is about healthcare access — and for the retirees and near-retirees who make up most of my buyers, that's often the single biggest factor in deciding where to live out the next chapter.
I've had three separate conversations this month with clients asking versions of the same question: "Will there actually be enough hospital access as this area keeps growing?" Now there's a real answer, and it's worth understanding what it means for your search.
What's Being Built at Legacy Place
Legacy Place is a joint project between Benderson Development and The Villages, and it's a big one. Here's what's planned:
- 80-bed AdventHealth hospital on 25 acres, with emergency and surgical services
- 700 acres total, stretching nearly three miles along the Florida Turnpike at the southern edge of The Villages, near County Road 470 and Central Parkway
- 3 million square feet of retail, dining, and wellness space at full build-out

This isn't a standalone medical building tucked behind a strip mall. It's designed as a destination — closer in spirit to a small town center than a single facility. That matters for buyers because it changes what "close to everything" means for homes in the southern part of the community, including newer sections built out toward Wildwood.
Why Healthcare Access Matters for Retirees Moving Here
I'll say this plainly, because I hear it from clients constantly: healthcare proximity isn't a nice-to-have when you're relocating for retirement. It's often the deciding factor between two otherwise similar homes.
Right now, The Villages is served primarily by UF Health The Villages Hospital, a 315-bed facility that opened in 2022. That hospital has been a major draw for buyers over the past few years — I've shown homes to clients who specifically asked how far a property sat from it. Adding a second hospital, particularly one anchored by a nationally recognized system like AdventHealth, gives the region something it hasn't had before: redundancy. If one facility is at capacity or a specialty isn't available, there's another full option nearby.
This is especially relevant given how fast this area is growing. The Wildwood–The Villages metro has grown by roughly 20% over the past four years, making it one of the fastest-growing metro areas in the country. A single hospital system supporting that kind of population growth was always going to be a stretch. Legacy Place answers a question a lot of buyers have been quietly asking: what happens to healthcare access as this place keeps expanding?
If you're relocating from out of state and health insurance networks matter to you, this is also worth a real conversation before you buy. AdventHealth and UF Health may be in-network with different plans, and knowing which system your Medicare Advantage plan or supplemental coverage works with could influence which part of The Villages makes the most sense for you.
What This Could Mean for Home Values in the Southern Corridor
I'm not going to tell you a hospital announcement guarantees your home value jumps overnight — it doesn't work that way, and constant construction near a growing development can be an adjustment before it's an amenity. But major healthcare anchors historically do two things over time: they draw commercial growth around them, and they make surrounding residential areas more attractive to the exact buyer pool that's driving demand here — retirees who want convenience and peace of mind close to home.
A few things I'd watch if you're considering a purchase in the southern growth corridor, closer to Wildwood and the CR-470 area:
- New construction pricing in that corridor may start to reflect proximity to Legacy Place as the project breaks ground and details firm up
- Resale inventory near the new development could see increased buyer interest once construction is visibly underway, similar to what happened near UF Health's hospital after it opened
- Traffic and infrastructure changes, including the ongoing widening of U.S. 301 nearby, will affect how quickly you can actually get to Legacy Place from different sections — worth mapping out before you commit to a specific neighborhood
None of this means you should rush a decision based on a project that won't open for years. It does mean that if healthcare access and long-term value are both on your list, this is a development worth factoring into where you look.
What to Do With This Information Right Now
If you're actively house hunting, the AdventHealth announcement shouldn't change your timeline dramatically — 2030 is still years out. But it should change your questions. Ask about drive times to both UF Health and the future Legacy Place site from any home you're seriously considering. Ask which insurance networks the properties near you are likely to be closest to. And if you're comparing a home near the established center of The Villages against something newer in the southern growth areas, factor in that the southern corridor is where a lot of the community's next decade of investment is heading.
This is exactly the kind of local, moving-target information that's hard to piece together from listing photos and national real estate sites. It's the kind of thing I walk every relocating client through before we even start touring homes.
